About Force Five Construction

Force Five Construction was started in June 2000 by Mark van der Sandt and Johan van Renssen. We have education and experience in civil engineering construction. We have however settled into the building sector and our scope of work varies from small alterations to up-market houses and corporate services.

Our carpentry branch,Pro Carpentry, handles all construction carpentry, ranging from roofs and pergolas to the installing of doors, skirtings and timber decks. We also do formwork for concrete decks, beams and staircases, as well as the supply and installation of precast decking systems.

We have traded successfully for thirteen years and have built up a good reputation and good trade contacts with numerous reputable suppliers. During this time we have established a good working relationship with a number of architects and civil engineering practices with whom we work on a fairly regular basis.

The company consists of the two members Johan van Renssen and Mark van der Sandt. We employ a permanent work force, including artisans, gangers and skilled labour. We also make use of regular subcontractors, some of whom have worked for us for a number of years. We are registered with the department of manpower and our labour is covered by the WCA, we are a member of the Building Industry Bargaining Council and we are registered by SARS for VAT, LBS, SDL and UIF.

Mark services the area south of Ou Kaapse Weg, i.e. Simonstown, Kommetjie, Fish Hoek, and Scarborough and Tokai, and Johan the Southern suburbs Newlands, Constantia as well as Cape Town and Northern suburbs. The scope of contracts undertaken includes extensions and alterations of fairly major proportions as well as refurbishment of historic buildings. We construct up-market residential homes, often in difficult locations and under difficult circumstances requiring engineering background. Tendering and pricing is undertaken by Mark and Johan respectively. We undertake to provide a cash flow forecast and program to clients and costing spread sheets are run for all projects, so as to enable the cost and progress of projects to be monitored on a regular basis. One aspect of construction offered is to undertake the contract on a management basis.

All new work is enrolled with the NHBRC prior to commencement. All work is undertaken according to good building practice and in compliance with national building regulations and NHBRC requirements. We have recently changed our building practises to allow for the amendments to the NBR for energy use (SANS10400XA). We have all risk contractors insurance in place for smaller contracts and insure bigger contracts individually. A fair amount of our work is undertaken on behalf of clients who are not in the country and as such progress reports and costings etc are emailed to them directly or discussed with their representatives. We have a standard building contract for both management based contracts and fixed price contracts, based on the JBCC contract for small projects, which covers the duties and obligations of client and builder.

We can supply a list of current architects and structural engineers with whom we work regularly as well as recent clients for whom we have built as reference.
